Resort Hotel, Tekirova

A 400-room resort on the Tekirova coast, planned as a single terraced building that follows the hillside from the road down to the beach.

The commission began as a 3D model of an existing plan set. Building the model exposed the weaknesses of that plan, so a complete alternative was proposed instead: the hotel as one continuous terraced form stepping down the slope in eleven levels, with the public programme — lobby, restaurants, pools — on the upper terraces and the rooms facing south to the sea. The proposal was chosen over the original.

The scheme was then simplified to meet the budget without giving up its section. The terraces, the pool landscape between them, the amphitheatre and aquapark to the east and the villa row along the shore all survived into the approved version. Construction starts in 2027.
